We do not represent landlords. Our clients get experienced, principal-level representation from requirements through occupancy.

John Carpenter

John Carpenter advises logistics, distribution, manufacturing and other industrial occupiers on lease negotiations, site selection, renewals, relocations and acquisitions throughout the United States.

During his career, John has worked with companies ranging from entrepreneurial logistics operators to national corporations on industrial requirements ranging from local facilities to large-scale distribution centers.

Before founding The 949 Group, John worked at CBRE in Silicon Valley and Colliers in Southern California. That institutional brokerage background, combined with experience as an industrial property owner, gives him insight into both how major brokerage firms operate and how landlords evaluate risk, economics and negotiating leverage.

We represent industrial tenants and buyers in new leases, renewals, relocations and acquisitions. When an existing tenant client needs to dispose of excess space, we may market that space on the tenant's behalf as a sublease — but we do not act as the building owner's leasing representative.

That distinction matters. Our business is built around industrial occupiers.
